The planning stage

After identifying a site, the next stage is to plan out the rest of your project. There are many different elements to consider and organise before you can move forward with your development. Here are some key steps in the planning stage:

  • Scheme design
  • Working up a planning/building control application
  • Appointing a project manager/surveyor
  • Financial feasibility update
  • Build options – self build, off site manufacture, local contractors, self-help housing, renovation or new build.
  • Agreements with a local authority; utility supplies

Due to the high quality, sustainable development that is created by community led housing projects, they tend to be well supported locally . However, early engagement with both the community and the local planning team also ease the process.

During this part of the process it is important to work with qualified professionals, particularly when looking for architects and surveyors to work on your scheme. Working with a contractor who shares your vision and values is key to delivering a successful project.

Your architect and other professionals can help you design a scheme that complies with all of the relevant policy requirements. As you might imagine, this can become quite costly unless you get pro bono support, or you may have the skills necessary within your own group.
